1. Acceptance of Terms

By accessing and using KrabiLife.com (the “Platform”), you agree to comply with and be bound by these Terms & Conditions. If you do not agree, please refrain from using the Platform.

2. Nature of Service

KrabiLife.com is an online advertising platform for real estate listings in Krabi, Thailand.

• Important: KrabiLife.com is not a real estate agency, broker, or legal representative. We do not participate in negotiations or transactions between owners and clients.
• We provide the technical infrastructure to connect parties but do not guarantee the completion of any deal.

3. User-Generated Content (UGC)

Owners and agents (“Users”) who list properties on the Platform are solely responsible for the accuracy of the information provided.

• Accuracy: All prices, availability, and property details must be kept up to date.
• Prohibited Content: Users may not post misleading info, copyrighted images they do not own, or contact details in public description fields.
• Moderation: We reserve the right to edit or delete any listing that violates our internal policies or contains direct contact information (emails, phone numbers) in protected fields.

4. Paid Services (Featured Listings)

We offer optional “Featured Listing” services to increase visibility.

• Payments: Payments are accepted in USDT (TRC20).
• Non-Refundable: Due to the nature of blockchain transactions and immediate service activation, all payments for “Featured” status are final and non-refundable.
• Duration: Featured status and Facebook Group pinning are valid for a period of 7 days unless otherwise specified.

5. Contact Protection Policy

To ensure platform integrity, we automatically mask direct contact details in public descriptions. All inquiries must be routed through our official contact forms. Attempting to bypass this system may lead to permanent suspension of the listing.

6. Limitation of Liability

KrabiLife.com shall not be held liable for:

• Any financial loss resulting from real estate transactions.
• The physical condition or legal status of properties listed.
• Temporary technical outages of the Platform.
• Disputes between renters/buyers and owners.

7. Intellectual Property

By uploading photos and descriptions, you grant KrabiLife.com a non-exclusive right to use this content for promotional purposes, including but not limited to our Facebook Group (18K+ members) and other social media channels.

8. Governing Law

These terms are governed by the general principles of international e-commerce and the local laws of Thailand regarding real estate advertising.
